Very small-balance financing

DSCR loans under $50,000

This is a specialty scenario. Current options can be flexible, but borrower experience, housing history, property transfers, fees and prepayment terms require a careful review.

Clear expectations

The right program—and the right property.

A loan request near or below $50,000 may be possible through specialized small-balance programs, but “no minimum” does not mean every property or borrower will qualify.

Availability can depend on property value, location, condition, marketability, rent, credit, reserves, fixed fees and the lender’s current loan-size rules. A complete scenario review is especially important before ordering an appraisal.

Program snapshot

Important conditions for a very-small-balance option.

Borrower and property eligibility

  • Generally not available to a first-time homebuyer
  • Prior ownership or acceptable housing history may be required
  • Some program tiers do not permit a borrower who is living rent-free
  • Some program tiers restrict a recent flip or property resold within the prior 90 days
  • The property must be non-owner-occupied and used for business purposes

Costs and pricing considerations

  • $1,495 underwriting fee
  • $995 processing fee charged at origination
  • A three-year prepayment penalty may apply where permitted
  • Program pricing varies with credit, LTV, DSCR, state and prepayment structure
  • Fixed third-party closing costs are proportionally significant
October 2026 pricing context: some well-qualified scenarios may indicate note rates in the upper-7% range with a three-year prepayment penalty. This is not a rate lock or offer. Actual interest rate and APR may be higher or lower and depend on the complete application, property, lender pricing and fees at the time of lock.
Three realities

What to weigh before applying.

Availability changes

Wholesale lenders can update loan minimums, credit boxes, property rules and geographic restrictions without notice.

Total cost matters

Underwriting, processing, appraisal, title and other fixed costs can materially affect the economics of a very small loan.

The full file decides

Strong rent alone does not establish eligibility. Credit, history, reserves, title, value and property condition also matter.

Common questions

Under-$50K FAQs

Can I borrow less than $50,000?

Some programs may permit a loan near or below $50,000, but exact minimums and property requirements change. Send the requested amount and property value for a current review.

Can I be a first-time buyer?

The established-investor program described here generally does not permit a first-time homebuyer. A separate first-time-investor option may begin around $55,000, subject to its own property-value, credit and down-payment requirements.

What does “living rent-free” mean?

Some program tiers require an acceptable current housing history. If you do not own or rent your present residence, tell Brannon during the initial review so the scenario can be matched to the appropriate guidelines.

What counts as a recent flip?

Some program tiers restrict a property that has been sold or listed through multiple transactions within a recent period, such as 90 days. Provide the property address and transaction history so the exact rule can be checked.

Is the three-year prepayment penalty required?

Prepayment structures depend on the program and state. Pricing may change with the selected term, and some states limit or prohibit these provisions. Review the exact loan documents before closing.
